Ask Frisco Roofer for some kind of diagnostics. So they can help you somehow. And change it while you have time. But slate is bad. Because it can leak. That's been my personal experience!

Probably, in your case it is best to use a PVC waterproofing membrane. Just choose a reliable manufacturer, I personally advise technonicol. They have many options. I have a flat roof, so I chose the LOGICROOF V-RPPolyester reinforced membrane. The quality is excellent, I can not say anything bad.
